This unique property is currently being operated as a successful B & B and would make for a perfect family home with excellent living space. Nestled in the foothills of the Pentland National Park and only 7 miles from Edinburgh’s City Centre, 472 Lanark Road makes for an exciting opportunity.
As you enter the property you are greeted by a recently upgraded and grand hallway which leads onto the downstairs Livingroom/ Bedroom. The ground floor also features an additional double bedroom (with ensuite), lobby, dining room, kitchen, utility room and the stunning sunroom (great for a morning coffee in the sun). On the first floor you will find three further double bedrooms, all of which provide plenty of natural light and ensuite bathrooms. There is also substantial storage space on this level of the property.
One of the features which makes this plot so unique is the separate bungalow. This would make for an ideal home office, gym or guest house. Within this property is a bedroom, sitting room & dining room, kitchen, and bathroom.
What Revere loves the most about this home is the outside area. This property boasts a private and tranquil garden with direct access to the woodland area to the rear. To the front of the property is a large driveway which is accessed by a shared private road. There is plenty of parking space and a double garage.
There is a regular bus service going into the city centre which is only a short walk away. If you are looking for a semi-rural home close to the Pentlands then this is the property for you.

Review by M. Bayer: Just B, Edinburgh, Scottland
I previously posted this in this group as a promising find. I can now review it, having spent several nights there.
To make a long story short: it may work extremely well for you if you can tolerate incense and are not particularly EMF sensitive.
The owners are a lovely elderly couple. The place is a New Age style retreat, with burning candles in the lobby and the incense smell I mentioned. The smell is weaker in the rooms, but it’s there. Our room had several windows to bring in fresh air.
The incense smell bothered me psychologically at first, but after some time spent in the room, I discovered that it was not making me physically sick, and I was starting to tune it out. There were no scents of scented cleaning or laundry products in the room and the bed linens smelled neutral. The hosts had told me that they use only unscented products for cleaning and washing linens.
EMF-wise, the Just B proved not so great. There is large small cell pole about 300 feet from the property. RF readings on my acoustimeter were consistent at around 150 microwatts per square meter. Furthermore, the room had an issue with powerline fields. My triefield showed both elevated magnetic and electric fields. I would not expect the room to be suitable to anyone who is EMF sensitive.
The place is also not particularly quiet. It is next to a semi-busy main street, though it is on the outskirts of the Edinburgh area and traffic at night is not too bad. (There is a bus stop nearby where you can take a bus into the city to near Edinburgh Castle. I recall it taking about 45 minutes.)
With all of this being said, the room worked ok for me and I slept well. The fresh air through the Windows helped. Keep in mind that Scottland can be quite cool at night, even during the summertime. We slept with the blankets we had brought and the Just B ones on top of them.
Just B serves all-organic breakfast. Gluten-free available on request.
So it’s a mixed bag. It checks some important boxes – organic food, fresh air from the outside, no use of scented cleaning and washing stuff. It can only recommend it though for those who can tolerate incense smells and are not particularly EMF sensitive.
If you hold New Age-y beliefs, I think you’ll connect well with the owners and find them a joy to talk to. They gave us advice on what to visit and pointed us to a good vegetarian (though not organic) restaurant in Edinburgh called the David Bann.
